Initial Planning and Financing

The journey begins by selecting the perfect floor plan that fits your lifestyle and choosing the ideal building site for your new home. Simultaneously, you’ll secure a lender for construction and permanent financing, ensuring your budget aligns with your vision. This foundational step sets the stage for the entire building process.

Blueprint and Approval

In this phase, you’ll meet with the builder during a redline session to review and finalize your blueprints, ensuring the design meets your expectations. Once approved, your financing will move forward, and you’ll receive loan approval and appraisal to confirm your project is ready to begin.

Site Preparation

The construction site is surveyed and staked to mark excavation lines and the layout of your home. You’ll receive the plot plan and survey, ensuring everything is positioned correctly on your lot. This step readies the ground for construction.

Foundation Construction

Excavation begins for your basement or foundation, forming the structural base of your home. Concrete footings, stem walls, and foundation walls are poured to provide stability and durability for the structure above.

Framing and Exterior Installation

Your home starts to take shape as framing and roofing are completed, creating the basic structure. Windows, doors, siding, and bricking are installed to enclose the house, protecting it from the elements and giving it its external appearance.

Mechanical System Installation

Essential systems, including HVAC, plumbing, and electrical, are roughed in during this phase. A walkthrough with the builder allows you to confirm that all mechanical elements are properly located before walls are closed.

Interior Construction

The interior walls are built out with sheetrock, which is mudded, taped, and finished to create a smooth surface. Ceilings are textured or painted, and walls receive their base coats. Outside, driveways and flatwork are poured, and the lot is backfilled and rough-graded for proper drainage.

Interior Finishings

Cabinetry, trim, and countertops are installed to bring personality to the interior spaces. Flooring options such as wood, tile, or other materials are added, providing the finishing touches to your living areas.

Fixture and System Completion

Final components such as plumbing fixtures, lighting, and hardware are installed. The HVAC system is completed, and the electrical systems are finalized, ensuring your home is fully functional and comfortable.

Detailing and Landscaping

This phase focuses on the finer details, including mirrors, door and cabinet hardware, and any remaining interior touch-ups. Outside, the lot undergoes construction grading and landscaping, if included in your agreement, to enhance curb appeal.

Walkthrough and Adjustments

You’ll conduct a punch-list walkthrough with the builder to identify any remaining items or adjustments needed. The builder addresses these details and completes a thorough cleaning of the home, ensuring it is move-in ready.

Closing and Move-in

The final walkthrough ensures your satisfaction with the finished product. Once approved, the closing process transfers the home to you, and the keys are passed—welcome to your new home!
